Common Concrete Driveway Problems We Fix

1. Settlement and Differential Settlement:

Driveway slabs can sink or become misaligned when the underlying subgrade loses support—often from soil erosion, compaction, or washout. This results in uneven surfaces, noticeable height differences at the garage threshold or expansion joints, and potential safety hazards.

2. Trip Hazards:

Vertical displacement at slab joints, control joints, or transitions (such as the garage lip), creating steps or irregular surfaces that are dangerous for pedestrians.

3. Subgrade Voids and Loss of Bearing Capacity:

Erosion, washout, or decomposed organic material beneath the slab creates voids; this compromises the bearing capacity and leads to future settlement, cracking or slab failure.

4. Cracking and Surface Spalling:

Shrinkage, thermal expansion/contraction, freeze/thaw cycles, or applied loads cause cracks on driveways. Spalling refers to surface flaking or chipping, which can occur near cracks or exposed edges.

5. Poor Drainage and Ponding Water:

When driveway slabs settle or become out-of-level, water can collect in low spots, at expansion joints, or near the street approach. Persistent pooling accelerates surface deterioration, promotes freeze/thaw damage, and can lead to further structural issues if not addressed.

6. Edge Separation and Gap Formation:

When slab movement occurs, the connection between the driveway and adjacent garage floor, sidewalk, or apron can open up, forming visible gaps. These gaps allow water infiltration, which accelerates subgrade erosion beneath adjoining slabs. As erosion progresses, it causes the development of voids, increases the risk of cracking, and can lead to additional settlement issues in both the driveway and adjacent concrete surfaces.
