“Why Is My Concrete Driveway Sinking?” Should I Replace It or Raise It?

Concrete is heavy. But that doesn’t mean it isn’t indestructible! When it has nothing to support it, it settles, cracks, breaks and gives up. Unstable soils will provoke large voids and eventually, settlement. Some of the main reasons why concrete settles are:

  1. Improper Subbase Compaction At Time Of Pour
  2. Improper Landscaping/Grading
  3. Heavy Water Infiltration/Aggregate Washout
  4. Pouring Concrete When There Is Frost In The Ground
  5. and more.

Before: Sometimes the full package isn’t always necessary.

Sometimes your concrete settles too much to raise it back up to its original pour height. In most cases we can figure out a way to achieve a result that is satisfying enough but also provides a solution to the issues you are currently facing. A large accumulation of water was draining directly into the window well area, as well as in the corner by the house wall. Instead of raising this driveway back up to its original pour height, which would have not been economically feasible, we accommodated our lift to raise and level the driveway back up as much as we could to simply achieve drainage away from the house wall. As long as drainage was achieved, we had another happy customer! And another happy customer we had.

After: Just enough to get by.

Slab-Jack Kings raised, levelled and stabilized this driveway back up by an average of 4.5 inches to level out the garage approach, and achieve drainage away from the house wall and down towards the street.
